About Toms River

The biggest town on the shore — and arguably the most varied.

Toms River is the largest municipality in Ocean County and the only one that genuinely spans the full shore experience — mainland neighborhoods along the Toms River and Barnegat Bay, plus oceanfront sections at Ortley Beach and Pelican Island connecting toward Seaside Heights.

For real estate, that range matters. Downtown bungalows near Huddy Park, mid-century ranches in Silverton, larger colonials in North Dover, lagoon homes in Silver Bay and Ocean Beach, and oceanfront in Ortley all sit under the same township but trade at very different price points and with very different buyer pools.

Toms River is also the practical hub for southern Ocean County — the county seat, the largest mall, the largest hospital, and the most direct shot to the Garden State Parkway. Year-round demand stays high because the schools, taxes and commute equation works for families.
