About Waretown

Smaller, quieter, and still very much the shore.

Waretown is the bayfront village within Ocean Township, sitting between Barnegat and Lacey along the western edge of Barnegat Bay. It is one of the smaller communities in the county and trades on that — wooded lots, lower density, and a much slower pace than Toms River or Brick.

Inventory leans toward ranches and split-levels from the 1960s and 70s with deeper lots, plus newer construction at the south end near the Barnegat line. Waretown is also home to one of the most distinctive cultural institutions on the Jersey Shore: Albert Music Hall, a Saturday-night tradition of bluegrass, country and pine-barrens music going back to the 1970s.

For buyers who want shore access without LBI or Toms River prices, Waretown is one of the most underrated towns on the coast.

For its size, Waretown punches well above its weight on recreation — Wells Mills County Park is right next door, the Barnegat Branch Trail passes through, and Saturday-night Albert Music Hall is a cultural institution.
